Sold versus expired listings in the Barnegat real estate market are broken down as follows. This data covers the most recent period from March 2016 to January 2017:
- During this timeframe the slowest month for home sales was January 2017 with 18 closed transactions
- The most active month was October 2016 with 49 closed transactions.
- December saw the highest number of expired listings with 109.
A look at the data shows us that month after month, roughly twice as many homes expired as sold. For example, March 2016 had 27 closed transactions while 55 homes expired in the MLS. This statistic perpetuates on nearly every month we are examining. What is tells us is sellers have to be keenly aware of where they price their homes so as to not be overpriced for the market. Buyers too must be aware of the overall market and not be lured into an overpriced home. Homes that are priced too high simply will not sell as we can see from the data.
