It is important to understand that a resale certificate of occupancy inspection consists of a visual review only. A certificate of occupancy inspection is not in-depth structural inspection and is certainly not a replacement for a home inspection. That said, a resale CO will look for certain items throughout the house. This inspection will focus on four main categories as follows:

  • Exterior inspection of the property will review the general condition of the lot and the exterior including roofing, siding, and paint. House numbers must be affixed to the structure and should be 3 inches high for residential dwellings and 6 inches high for commercial well. In addition, chimney caps are required for all fireplaces to limit animal entry.
  • Electrical systems of a home will also be investigated. Specifically a CO inspection will look for exposed wire connections, fixtures such as exterior and interior lighting to be fixed and secure to the wall, and extension cords not being used as permanent wiring replacements. In addition the electrical service such as the cable, the meter socket, and service will be investigated to ensure safety.
  • The plumbing systems of the home will be reviewed for safety reliefs on water heaters, the correct placement of cold and hot water faucets, leaking pipes, and dryer exhaust vents.
  • Smoke detectors and carbon monoxide detectors are mandatory within 10 feet of any sleeping area.
  • Lastly, prove must be provided of either a municipal water and sewer or confirmation that well water has been certified by the Ocean County health Department. In addition, the inspection will verify the condition of heating and hot water systems used in the home.
